Why attics get mold here
A winter attic should stay cold. When warm, damp air from the house leaks in, it freezes on the cold roof boards. When it thaws, the wood gets wet and mold grows. Often there is no roof leak at all. - Air leaks. Gaps around recessed lights, the attic hatch, plumbing stacks and wiring let warm air up. ENERGY STAR says air sealing comes first.
- Fans venting into the attic. A bath fan or dryer duct that ends in the attic dumps moisture right where mold grows.
- Ice dams. Heat melts snow, the water refreezes at the eaves and backs up under shingles. Adding roof vents will not fix it (PNNL).
- Blocked vents. Insulation stuffed against the eaves stops airflow. Baffles keep the path open.

Signs of attic mold
- Dark stains or speckles on roof boards or rafters.
- Frost on nail tips in cold weather.
- Damp, matted insulation.
- A musty smell at the attic hatch.
- Ceiling stains below, especially along exterior walls.
- Ice dams or long icicles at the eaves.
Attic safety
- Look from the hatch. Do not step between the joists.
- Wear a respirator, gloves and goggles.
- Gray-brown, pebble-like loose insulation may be vermiculite. The EPA says assume it contains asbestos and do not disturb it. See the EPA guidance.
How removal works
- Find the cause. Check the roof boards, rafters and insulation.
- Contain the attic access. Plastic sheeting and HEPA air filtration.
- Remove wet or contaminated insulation. Dry, clean insulation can stay.
- Clean the wood. HEPA-vacuum, then brush, sand or media-blast.
- Replace rotten roof boards. Usually a roofer's job.
- Fix the cause. Seal air leaks, duct fans outdoors, add baffles. This is what stops it coming back.
- Check the result. Moisture readings and a visual check.

Keep the attic dry
- Seal air leaks at the hatch, lights and wiring before adding insulation.
- Duct every bath fan, hood and dryer outdoors.
- Keep baffles at the eaves. Do not stuff insulation against them.
- Check the attic in late winter for frost, stains and damp insulation.

Is attic mold dangerous?
It can irritate the eyes, nose, throat and lungs and trigger asthma (EPA). It also rots roof boards over time.
Does attic mold mean my roof leaks?
Not usually. In winter it is more often warm, damp air from the house freezing on the cold roof boards.
Will more roof vents fix it?
Usually not. Seal air leaks and add insulation first. More vents can make it worse (PNNL).
Can I spray bleach on it?
The EPA does not recommend bleach as routine. Dead mold can still cause allergic reactions. The wood has to be cleaned and the moisture fixed.
Do I have to replace the insulation?
Only if it is wet, matted or contaminated. Dry, clean insulation can stay. If it is loose vermiculite, do not disturb it.
