What “black mold” means

People use it for any dark mold. Strictly it usually means Stachybotrys, which grows on very wet drywall paper, wood and ceiling tiles. Many other molds also look black. You cannot tell the species by eye, and you do not need to. The response is the same: stop the water, remove it safely, dry the area. For the full picture, see our complete mold removal guide.

What health agencies say

  • EPA: mold may cause allergic reactions, irritate the eyes, skin, nose, throat and lungs, and trigger asthma. Other symptoms are not commonly reported.
  • CDC: symptoms include a stuffy nose, sore throat, cough or wheeze, burning eyes or a rash. People with asthma or mold allergies may react strongly.
  • CDC on testing: it does not recommend mold testing. Remove the mold safely and prevent regrowth.

If anyone at home has asthma, a weak immune system or lung disease, talk to a doctor and tell any professional you call.

What to do

  1. Do not disturb it. Brushing or sanding releases spores.
  2. Stop the water and dry the area with fans and a dehumidifier.
  3. Close the door. Keep people with asthma away. Do not run the HVAC there.
  4. Measure it. Over about 10 sq ft, the EPA says call a pro. Smaller, on a hard surface: detergent and water, gloves, goggles and an N95.
  5. Skip the bleach. The EPA does not recommend it as routine. Never mix it with ammonia.
  6. Take dated photos. Useful for insurance or a landlord.

Call a pro if

  • It covers more than about 10 sq ft.
  • It followed a flood or long leak.
  • It is inside a wall, ceiling or ductwork.
  • Someone has asthma or a weak immune system.
  • It keeps coming back.

Mold often grows in lines along joints in block or drywall. A musty smell can be the first sign.

How removal works

Same as any mold, with more care: find the moisture, contain the area with plastic and HEPA filtration, remove affected drywall and insulation, HEPA-vacuum and clean what is left, dry it, then check the result. You can arrange independent testing afterward if you need paperwork. See mold testing.

Renting?

The state Housing Code applies. If you can see mold, it must be cleaned up and the cause repaired. Areas wet from leaks must dry within 48 hours (DPH). Write to your landlord and keep photos. The Dunstable Board of Health handles Housing Code concerns.

What it costs

Color does not set the price. Size and access do. Angi's Boston-area figures for wall mold run from about $1,000 to $20,000. See the mold removal cost guide.

Frequently asked questions

Is black mold worse than other mold?

Not in a way that changes what you should do. The EPA and CDC describe mainly allergic and irritant effects for indoor mold. Any mold needs to be removed and its cause fixed.

Can I tell it is black mold by looking?

No. Many molds are dark. Only a lab can identify the species, and the response is the same.

Do I have to leave the house?

Often not for a small, contained job. People with asthma or weak immune systems may choose to stay elsewhere. Ask the pro how it will be contained.

Does bleach kill it?

It can kill surface mold, but the EPA does not recommend it as routine, and it does not reach mold in drywall. Dead mold can still cause allergic reactions.

Why is there mold on my ceiling?

Usually a roof leak, a leaking pipe, a bathroom without a good fan, or damp air reaching a cold roof. Find the source before cleaning.
